  • In the high season you can only rent from Saturday to Saturday. Arrival time is after 16.00 hours and departure time before 10.00 hours. From 16.00 hours you can use the holiday home you have rented. Unless otherwise agreed, we assume that you arrive after 16.00 hours.

  • When booking 40 % of the total rental amount + 100 euro deposit must be paid immediately, within 6 weeks before arrival another 40% and the remaining amount cash on arrival.  

  • For groups with young people we ask a higher deposit of 400 euros, by experience we know that sometimes something happens                                                                                                                                                           

  • Payment immediately upon reservation, as long as no deposit is received, the reservation is not yet final. If no payment is made within 1 week, third parties can again be booked.  The rental agreement is effective as soon as the first deposit is received on our account. With the 100% payment, the deposit must also be paid.                                                                            
    If you are forced to cancel your stay in the rented holiday home, you will still have to pay the entire rental amount. If you cancel the holiday more than 6 weeks before the start, Verspuij will withhold the deposit already paid, unless Verspuij succeeds in letting the holiday home to other tenants for the full rental amount. In that case the deposit will be refunded to you.                                              We recommend that you take out travel and cancellation insurance! This can often be very easy and advantageous on your package insurance as a continuous travel and cancellation insurance.

  •  The deposit will usually be refunded within 14 days after the end of the rental period, with deduction of the cost of anything in or at the rented property is broken or damaged. If the deposit is insufficient to cover the costs, the additional amount must be paid directly by the tenant, to cover the full costs.

  • We do not charge extra cleaning costs, provided the house is clean and broom clean is delivered. If the grease splashes are no longer on the stove or wall, the toilet is left without trace, the floor is neatly wiped ..... If this is not the case we charge 50€ extra and this will be deducted from the deposit.

  • The rental price includes gas, water and electricity, the use of the holiday home and the garden and pool belonging to the holiday home.

  • Reservations can be made at any time, but if the seasonal schedule for the relevant year and the corresponding prices are not yet known at that time, the booking is subject to seasonal and price changes.

  • Verspuij will not accept any responsibility for the consequences of accidents occurring to tenants of any age in or near the holiday home.

  • No compensation will be paid in the event of force majeure (something that cannot be foreseen or is beyond Verspuij's control, or could not have been prevented). You are advised to take out a complete travel and cancellation insurance.

  • In the unlikely event that you are dissatisfied with the rented property, it is hereby agreed that you will contact Verspuij immediately, so that the complaint, if possible, can be resolved immediately by Verspuij. If you do not immediately report the complaint, any possibility of claim for you lapses. When Verspuij receives a complaint, it will do its utmost to achieve a quick and mutually satisfactory solution. The tenants are fully responsible for any damage caused by them and must inform Verspuij immediately.

  • Verspuij has the right to enter the grounds and the holiday home at reasonable times or to have it entered on his behalf, in order to ensure normal maintenance, garden care and cleaning. Verspuij has the right to immediately remove the tenants from and from the rented property if his property is destroyed or abused.

  •  It is forbidden to smoke in the apartment.

  • Pets are welcome, provided the dog is on a lead and does not chase our own animals (chickens, peacocks, cats). The costs for a dog are 50 euros per dog per week. Loose dogs are not allowed around the pool because of hygiene.

  • You can also rent bed linen and towels from us. Costs for bed linen 10 euros per person, costs for towel set (2 towels + 1 washcloth) 4 euros, costs kitchen linen, towel / tea towel 2 euros per set. There can always be more linen requested or / and if you wish you can use our washing machine for 5 euros per turn.

  • On reservation we can provide you with a delicious 3-course meal for 25 euro p.p. (excluding drinks), 2-course menu for the children 10 euro p.p.
